Located on a two-acre waterfront site in Miami's prestigious Brickell Avenue corridor, this 32-story tower offers 23 floors of luxury office space and 9 levels of parking for 730 cars in a single building. The building's unusual sharp angles create outstanding corner offices. The total complex encompasses 709,000 square feet with 337,000 square feet of office space in the tower and 8,000 square feet of waterfront commercial space.

Hanging vegetation at the parking levels helps to obscure automobiles from view. The main entrance features a richly landscaped 9-story open-air atrium and an urban plaza provides pedestrian access to the public Bay Walk.

This 154,000 square foot office building was a key component in the successful redevelopment of Burbank's Entertainment District. We worked closely with the City and the Burbank Redevelopment Agency to secure underground street rights below Riverside Drive, allowing development of a 4-level subterranean garage. Designed for entertainment industry tenants, the building is situated in a 60-foot deep open plaza and includes a conference center.

This six-story contemporary office building was designed with numerous balconies and extensive landscaping to render it compatible with the adjacent residential neighborhood. It has 325,708 square feet of space, with which 124,777 square feet is dedicated to office space while the remaining 200,931 square feet is utilized by a four level parking structure; one level below grade and three levels above grade. This is the first building in the country to extensively utilize a curved mirror glass exterior wall system. This project received the City of Burbank Civic Pride Committee Award.

This exciting architectural landmark provides 440,000 square feet of premium, energy-efficient office space. The unusual shape and orientation of the towers was dictated by the sun, the site, and desired harbor views. The complex offers maximum window space, a high ratio of usable to rentable space, and 3 levels of underground parking for 1,000 cars. The dynamic wall curvature allows many offices to have windows on 3 sides.The glazing system creates a sparkling appearance while blocking up to 65% of the solar heat gain

This 3-level commercial/retail/office complex stands on a prime corner in the Beverly Hills commercial district. It offers 19,000 square feet of retail area on the ground floor and gallery levels and 7,000 square feet of penthouse office space. The lattice-grid glass building is surrounded by a marble colonnade providing the structural stability to allow nearly column-free space on the retail levels.

Penthouse offices open to patio roof gardens and a 30-foot high open area along the window creates the illusion of grand space in a limited area. 40,000 square feet of underground parking is available on 3 levels.

A major fire damaged this 62-story, 1,200,000 square foot office tower. The difficulty of the restoration was compounded by the many code and regulation changes since completion of the original building. An extensive testing program determined that 4 floors of concrete and steel decks needed replacement to ensure the structural integrity of the building. To speed construction, we issued 18 separate construction packages including damage survey and demolition, replacement of damaged floor

slabs and 8 floors of damaged curtain wall, enclosing elevator lobbies, upgrading the fire/life safety system and sprinklers, and compliance with ADA. The first tenants moved back into the building in 4 months, a date that was considered impossible to meet. Our performance received written commendations from owners, insurance carriers, and contractors.

This 23-story, 436,000 square foot office tower is located at the eastern border of Beverly Hills. On one side of the building is a major business district, and on the other is a residential neighborhood. In order to accommodate this building's unique setting, we created a public park with extensive landscaping, carefully selected building materials for warmth, and removed all parked cars from view into a 5-level, 950-car subterranean garage.
